A leak showing near the edge of a flat roof can come from a small defect at the perimeter rather than failure across the whole roof. Roof edges are exposed details where the waterproof covering, trims and adjoining construction meet.
Common signs of an edge leak
- Damp appearing close to an external wall or roof perimeter.
- A visible crack, split or gap near an edge trim.
- Lifted or poorly bonded roof covering at the perimeter.
- Water tracking behind or beneath a trim.
- Local deterioration where the roof changes direction.
Do not assume the visible damp mark is the source
Water can travel beneath a roof covering or along construction details before appearing internally. Inspect the surrounding area and establish the likely entry point before applying a repair.
Can an edge defect be repaired locally?
A local reinforced repair may be appropriate where the actual defect is limited, the surrounding roof and deck remain sound, the substrate is compatible and the detail can be prepared correctly. Reinforcement can help the liquid repair span an appropriate local crack or junction rather than relying on coating alone.

When an edge leak needs more than a patch
Loose or failed trims, significant movement, rotten or soft decking, widespread perimeter failure or an uncertain source should be properly assessed. Covering over movement or failed construction does not correct the underlying problem.
Safety
Roof edges create an obvious fall hazard. Do not approach or work at an exposed edge without appropriate safe access and protection. If safe access cannot be provided, use a competent roofing professional.
