- The deck is firm rather than soft or sagging.
- There is no evidence of widespread structural movement or deterioration.

Cracks, splits, failed seams, edge defects, small damaged areas and local failures around outlets, rooflights, penetrations or upstands can sometimes be approached as targeted repairs after proper diagnosis.
When replacement or larger work deserves consideration
