Common checks around a roof penetration
- Look for cracks, splits or separation around the penetration detail.
- Check nearby seams, joints and upstands.
- Look for signs that movement has opened a previously sealed junction.
- Check whether water ponds around the penetration.
- Remember that water can travel beneath the covering before appearing indoors.
Can the area be repaired locally?
If inspection identifies one limited compatible defect and the surrounding roof and deck remain sound, a reinforced local repair may be considered. The repair must be detailed to the actual defect and follow the material requirements for preparation and compatibility.
