EPDM Rubber Roof Leaks: What to Check

An EPDM roof can leak at seams, perimeter trims, outlets, penetrations or where the membrane has been punctured or stressed. Correct identification matters because not every liquid product is compatible with every membrane.

Common inspection points

• Seam tape and lap edges.
• Pipe boots, rooflights and outlets.
• Wall upstands and perimeter terminations.
• Cuts, abrasion or damage beneath moved objects.

Do not coat before checking compatibility

Cleaners, primers and repair compounds must be suitable for the exact membrane. If the membrane is shrinking, detached across a large area or covering a weak deck, obtain a roofing assessment.
